The new year will see completion of one major construction project and the beginning of another. The alternative truck route will hopefully be completed by the summer, while construction on Phase II of the Villas at the Bluff will just be gearing up.
The apartments will be ready for occupancy in late 2014.
Also on the horizon is the development of three parcels just east of Maverik. The parcels were created with the division of 6.371 acres of land at the northeast corner of Highway 92 and Highway 50. A Maverik representative reports the lot closest to Maverik is under contract to O'Reilly Auto Parts.
Maverik, in conjunction with the City of Delta code enforcement division, has cleaned up the parcels in preparation for development.
The Delta Housing Authority will break ground on phase II of the Villas at the Bluff project this spring. The multi-family construction is designed for households earning less than 60% of the area median income.
Phase II consists of 32 roomy units with a combination of one, two and three bedrooms in four two-story eight-plex buildings. Phase I, completed in 2009, has 48 units, a playground and a leasing office.
A housing survey conducted by Rees Consulting notes there are almost as many applicants on the wait list for Phase I (27) as units proposed for Phase 2 (32).
Monthly rent ranges from $229 to $665, depending on the individual's income. Water, sewer and trash are included; residents pay for electricity.
By comparison, a one-bedroom, one-bath apartment in the City of Delta runs $375 to $445. The units at Villas at the Bluff are of "far superior" quality than existing market units, according to a housing needs survey. Existing units are older, have no landscaping and few amenities such as playgrounds and outdoor grills. Many are in need of repair, but there are few vacancies and minimal turnover. Prior to Phase I of the Villas, the newest apartment building in Delta was built in 1995.
According to Ribbon Demographics, 3,039 renter households are now residing in Delta County. Nearly 38% are one-person households.
A very high percentage of Delta County's renter households are seniors. Of the total, 920 or 30% have a householder age 62 or older.
An estimated 1,087 renter households will be income eligible for Phase II of Villas at the Bluff. According to the husing survey, this equates to 36% of all renter households residing in the Delta market.blog comments powered by Disqus
